Buchanan Park, formally known as Buchanan Park Housing Corporation (BPHC), is a corporation that operates a housing cooperative community in Bethlehem, Pennsylvania. Shareholders of BPHC purchased stock in the corporation which entitles the shareholders to either occupy their units or sublet their units if desired.

A housing cooperative or "co-op" is a type of residential housing option that is a corporation whereby the owners (shareholders) do not own their units outright. Instead, each owner is a shareholder in the corporation based in part on the relative size of the unit that they purchased. BPHC is a market rate co-op that allows shareholders to buy and sell units (shares) at whatever rate the market will bear.

A shareholder is someone that has purchased shares of the corporation (BPHC). The shares include a lease granting use of a specific unit. The number of shares owned are based on the size of the unit (1, 2, or 3 bedroom). As shareholders in the property, they get voting rights on issues affecting the property. A Shareholder does not own any real property so the Shareholder does not get a title for a unit.

Parking permits are required for parking on all five BPHC lots and along the East and West driveways from 9:00pm to 7:00am. Parking permits are not required for parking along Westfield Terrace and Catasauqua Road, as both are city streets.
Please understand that there are no assigned parking spaces to include handicap parking.
Guests without parking permits may park in BPHC lots between the hours of 7:00am and 9:00pm. Guests who wish to park overnight on a BPHC lot must register with the office to obtain a temporary permit. -
Shareholders have the option of hiring licensed contractors for repairs or requesting BPHC Maintenance assistance. Typically shareholders and tenants contact the BPHC office and a work order is created. The work order is addressed based on criteria specific to a unit and guidance from the shareholder.

Individual shareholders set the prices for the rent on a unit. Although the office manages the process, the shareholder has final say on rent and tenant as long as the tenant meets the minimum requirements of BPHC.

BPHC turns the heating system on the first week of October and turns it off mid-May. Residents are notified prior to the activation and shutoff of the system.
