Application Process

Approval to rent requirements

1. Complete a rental application.

2. Pass a background with a credit check of 675 minimum

3. Sign a dwelling unit lease agreement with the landlord.

4. Landlord submits Form Request for Inspection Rental and pays a fee

Procedure once approval is granted

1. Tenant must bring proper identification and documents to BPHC office.

   • Driver’s license

   • Car registration

   • Checkbook

   • Proof of renter insurance

2. Tenant(s) will be given

   • Keys to the unit they are renting

   • Keys to the laundry rooms

   • Access to their specific safe storage unit

   • Parking pass for BPHC lots

3. Lastly, the tenant(s) attend an orientation and final welcome to our community

   • BPHC’s Rules and Regulations 

Approval to purchase shares requirements

1. Complete an application to become a shareholder in BPHC.

2. Pass a background with a credit check of 675 minimum.

3. Complete a proposal to sell BPHC corporate shares.

   • Proposal to sell BPHC cooperative shares 

   • Seller submits Form (C) Request for Inspection an pays a fee 

Procedure to transfer shares once approval is granted

1. A title company is used to complete the required forms. Once the

   forms are complete and notarized, the title company will contact BPHC to schedule a closing date.

   The transfer of shares occurs (closing) at BPHC’s office and a Proprietary Lease issued.

   • The title company charges a fee to both the buyer and seller to finalize forms, etc.

   • BPHC charges a fee to complete the stock transfer, issue a proprietary lease, etc.

2. Seller: shareholder(s) must bring to closing the following;

   • Assigned shares for the unit being transferred (fee applies if lost)

   • Keys for the unit and laundry rooms

   • All parking passes (fee applies if lost)

   • Checkbook for payment of all outstanding bills owed to BPHC

   • Forwarding address and contact information

3. Buyer must bring to closing the following;

   • Driver’s license and car registration

   • Checkbook

   • Proof of insurance

4. Buyer will be provided;

   • Keys to the unit they are assign a proprietary lease

   • Keys to the laundry rooms

   • Access to their specific safe storage unit

   • Parking pass(es) for BPHC lots

5. New shareholder(s) attends an orientation and final welcome to our community
